Why Subfloor Prep Makes or Breaks a Flooring Job in Michigan

The subfloor is the single biggest factor in whether a new floor lasts or fails, because even a premium plank will telegraph every dip, squeak, and moisture problem beneath it. A great floor over a bad subfloor is a bad floor. Getting the layer you never see right is what separates an install that holds up for decades from one that gaps, squeaks, or lifts within a year.

Most flooring failures homeowners blame on the product are really subfloor failures. The material did its job. The surface under it did not.

What the Subfloor Actually Does

The subfloor is the structural layer, plywood, OSB, or a concrete slab, that your finished floor sits on. Its job is to be flat, dry, and solid. When it is not, the new floor inherits every flaw:

  • Not flat: planks flex over dips and high spots, joints stress and separate, and you feel and hear the movement underfoot.
  • Not dry: moisture from a slab or crawlspace attacks adhesives and swells wood and laminate cores from below.
  • Not solid: loose boards and old fasteners squeak, and that squeak transfers straight through the new floor.

Subfloor Prep, Step by Step

Assessment

Before anything is ordered, the subfloor gets checked for flatness, moisture, and soundness. This is where a lot of the real value of an in-home visit lives. Nolan looks at what is actually under your old floor, not what should be there.

Leveling

Older West Michigan homes settle. Floor joists sag, slabs heave, and additions rarely match the original. Low spots get filled and high spots get addressed so the finished surface is within tolerance for the material going down. Floating floors like LVP are especially unforgiving of an uneven base.

Moisture Management

Concrete slabs, basements, and homes near the lakeshore all bring moisture into the equation. A moisture reading tells us whether a vapor barrier or moisture-managing underlayment is needed. Skipping this is the most common way a slab-level floor fails a year or two after install.

Squeak and Fastener Repair

Loose subfloor panels get re-secured to the joists. Old staples and proud nails get dealt with. This is quiet, unglamorous work that you never see, and it is exactly why the finished floor stays quiet.

Why Michigan Homes Need Extra Attention

Michigan’s freeze-thaw cycle, humidity swings, and older housing stock all put stress on subfloors. A home built decades ago has settled, been renovated, and lived through hundreds of seasonal cycles. Slabs in basements and additions wick ground moisture year-round. None of that shows up in a showroom sample, which is exactly why we prep on site, in your home, before a single plank goes down.

The Corner That Should Never Be Cut

When a quote comes in surprisingly low, the subfloor prep line is often where it got trimmed. Installing straight over an unlevel, damp, or squeaky base saves a day now and costs a whole floor later. We prep first, every time, because the warranty on our workmanship depends on it and so does your floor.

We Check What Is Under the Floor Before We Recommend Anything

Frequently Asked Questions

What is subfloor prep and why does it matter? Subfloor prep is the work of making the structural layer under your floor flat, dry, and solid before new flooring goes down. It matters because a new floor telegraphs every dip, squeak, and moisture problem beneath it, so poor prep leads to gaps, noise, and premature failure.

Can you install flooring over an uneven subfloor? It should be leveled first. Floating floors like LVP and laminate flex over dips and high spots, which stresses the joints and causes separation and movement. Leveling the subfloor is a standard part of a proper installation.

Do you need to test a concrete slab for moisture before flooring? Yes. Concrete slabs wick ground moisture upward, especially in Michigan basements and near the lakeshore. A moisture reading determines whether a vapor barrier or moisture-managing underlayment is needed to prevent the floor from failing.

Why does my old floor squeak, and will a new floor fix it? Squeaks usually come from loose subfloor panels rubbing against joists or old fasteners. A new floor alone will not fix that, but re-securing the subfloor during prep will. That repair happens before the new flooring is installed.
